Sustainable development of Moscow’s construction market: the role of banking instruments and risk assessment

The article examines the factors influencing the dynamics of housing construction in Moscow between 2019 and 2024, with a particular focus on the role of banking instruments in ensuring the stability of the construction industry. It explores the effects of the pandemic, changes in credit policies, and legislative innovations such as the reduction of warranty periods and the lowering of penalty sanctions. The findings suggest that economic instability and shifts in consumer preferences have a significant impact on the market structure, while financial instruments help mitigate the negative effects of crisis situations. The conclusion emphasizes the importance of an integrated approach aimed at further improving financial mechanisms and adapting legislation to support the stable development of the construction sector.

Prospects for the development of corporate social responsibility in the construction business

The purpose of the article is to study the concept of corporate social responsibility in the construction sector. Conducting a comparative study using the methodology of studying specific cases of CSR-based activities in Russia and abroad allows us to establish a context for understanding how social responsibility is perceived and applied in practice in construction. The results showed that construction companies are aware of the growing importance of CSR, but there are problems limiting this process. The authors concluded that despite the differences in the approaches that organizations use in relation to the directions of social responsibility development, social orientation has become a significant factor for corporate social responsibility initiatives in Russia. The directions of development of corporate social responsibility are proposed.

Ensuring Sustainability of Territorial Housing Markets in a Turbulent Economy (on the Example of the Penza Region)

The article provides a comprehensive structural analysis of ensuring stability for the territorial housing market in a turbulent economy on the example of the Penza region. The study was carried out in the following fields: structure of developers, volumes and dynamics of construction, the price range of new buildings. In addition, financial express analysis of the main developers in the region was carried out in order to identify their financial stability over the forecast horizon in the face of economic uncertainty. As a separate segment of the research, it is accepted to study dynamics of the main parameters of the mortgage territorial market as the main regulator of the housing market development. Formulated conclusions provide an opportunity to the subjects of the territorial housing market to form innovative individual corporate and government strategies of sustainable development for the short term in a turbulent economy.

The role of “Minskmetroproekt” in solving transport problems of the Belarusian capital is indisputable. The company became a pioneer of the new road in Minsk – underground. Today the Minsk subway carries more than a third of all the capital passengers, and by all standards, norms and parameters applied to facilities of this type, is recognized as one of the most comfortable and safest in the world. This is a kind of “ring” unifying man and the city. To avoid damaging the architectural ensemble of Minsk, tunneling and stations construction were carried out with a high degree of reliability and accuracy. There is one construction mode, characteristic for Minsk – station space zoning into transport and passengers areas. But it doesn’t level the stations architecture, on the contrary – it combines a variety of colors and interior plastic solutions. In his interview with the “ES” General Director of JSC “Minskmetroproekt”, “Man of the Year 2014” award winner Valery Chekanov told about unique, one-of-a-kind institute, which developed the projects for all currently existing lines of the Minsk subway, new lines are still being designed and put into operation on the basis of its projecting.
